Debt yield calculator for commercial real estate
Debt yield ignores rate, amortization and cap rate. It tells a lender how much income backs each dollar of loan, which is why CMBS and bank lenders lean on it.
Debt yield—
Max loan at the minimum debt yield—
NOI needed for this loan—
Illustrative only. Not a quote, commitment or credit decision from any lender.
The formula
Debt yield = Net operating income ÷ Loan amount
How to use it
- Enter underwritten NOI and the loan amount.
- Set the lender's minimum debt yield to see the largest loan it allows and the NOI your loan needs.

Questions
What is a typical minimum debt yield?
Often somewhere around 8% to 10% for stabilized deals, higher for riskier assets. It varies by lender, asset and market.
Why use debt yield if I already have DSCR and LTV?
DSCR moves with rates and amortization, and LTV moves with cap rates. Debt yield moves with neither, so it catches loans that look fine only because rates or values are favorable.
